For much of its history, Saint Moritz was little more than a quiet Alpine settlement hidden deep within the Engadin valley of Switzerland. Surrounded by dramatic mountains and long winters, the village lived primarily from agriculture and local trade. It was beautiful, but isolated. Remote, difficult to access, and largely unknown outside regional circles.

Few people at the time could have imagined that this modest mountain village would eventually become one of the most prestigious resort destinations in the world.

Today, another mountain town, this time in Montenegro, may be standing at a similar historical moment.

Nestled at nearly 1,000 meters above sea level and surrounded by the Bjelasica mountains, Kolašin is increasingly attracting attention from international lifestyle buyers, investors, and mountain tourism enthusiasts. While comparisons with Saint Moritz may initially appear ambitious, the similarities become more compelling when examining how great mountain destinations actually begin.

The Birth of Saint Moritz

The rise of St. Moritz” began in the mid-19th century. The village’s transformation is often linked to Swiss hotel pioneer Johannes Badrutt, a Swiss hotelier who famously invited British summer guests to return during winter, promising sunshine, clear skies, and fresh mountain air.

At the time, winter tourism barely existed.

Europe’s wealthy classes traditionally avoided mountain regions during cold months. Snow was seen as an obstacle rather than an attraction. Yet Badrutt understood something ahead of his time: mountain living itself could become a luxury.

The clean air, peaceful environment, and spectacular scenery of the Alps gradually attracted aristocrats, intellectuals, and adventurous travelers from across Europe.

Hotels expanded, winter sports emerged, a new mountain lifestyle was born.

Importantly, Saint Moritz did not become successful purely because of skiing. Its rise came from the combination of several forces happening simultaneously:

  • natural beauty,
  • improving infrastructure,
  • international tourism,
  • premium hospitality,
  • and growing real estate investment.

This exct same combination is now beginning to appear in Kolašin.

The Discovery of Mountain Tourism

One of the most fascinating aspects of Saint Moritz’s history is that it was once considered “undiscovered.” Before global recognition arrived, early visitors were attracted precisely because the destination felt authentic, untouched, and different from Europe’s crowded urban centers.

Kolašin is now entering a comparable phase. For decades, Montenegro’s international image focused primarily on the Adriatic coast. Cities like Kotor, Budva and Tivat, Montenegro became increasingly known among foreign buyers.

But global travel trends are changing. Modern buyers are increasingly seeking:

  • nature,
  • wellness,
  • lower density living,
  • outdoor activities,
  • and year-round lifestyle destinations.

Mountain regions across Europe have benefited from this shift, especially after the pandemic accelerated interest in remote work and healthier living environments.

Kolašin offers many of the qualities that originally attracted visitors to Saint Moritz:

  • dramatic landscapes,
  • clean mountain air,
  • authentic local atmosphere,
  • and the feeling of discovering a destination before it becomes fully mainstream.

Infrastructure as a Turning Point

No mountain destination becomes internationally successful without improved accessibility.

For Saint Moritz, the arrival of railway infrastructure changed everything. The expansion of rail connections into the Engadin valley transformed an isolated village into a destination accessible from major European cities.

Kolašin is experiencing its own infrastructure moment.

The development of Montenegro’s Bar–Boljare highway has dramatically reduced travel times between Kolašin and Podgorica. Accessibility to the capital and its airport has improved significantly, making the mountain town more attractive for both tourism and second-home ownership. An impressive 100 million euros gondola project is about to come to life connecting the center of Kolasin to the ski station.

This matters enormously in real estate.

Lifestyle buyers seek authenticity, but they also expect convenience. The easier a mountain destination becomes to reach, the stronger its potential for long-term growth.

Kolašin at a Similar Crossroads

Of course, Kolašin is not Saint Moritz. Yet…

The Swiss resort spent more than a century building its international reputation. Yet history shows that major luxury destinations rarely begin as obvious global hotspots. They evolve gradually through infrastructure, tourism, architecture, and lifestyle migration.

Kolašin today feels less like a finished resort and more like the beginning of a larger story.

The town is attracting:

  • new hospitality projects,
  • expanding ski infrastructure,
  • international real estate interest,
  • and a growing number of buyers looking for alternatives to saturated Alpine markets.

That combination is difficult to ignore. Read our article about Kolasin’s current transformation here.

Why Early Mountain Destinations Matter

The most valuable real estate opportunities often emerge before a destination reaches full maturity.

Early Saint Moritz investors could not have predicted exactly what the town would become. Yet they recognized the underlying fundamentals:

  • geography,
  • accessibility,
  • tourism potential,
  • and lifestyle appeal.

Kolašin increasingly displays many of these same characteristics.

Whether it ultimately becomes “the Saint Moritz of the Balkans” remains to be seen.

But history suggests that every iconic mountain destination begins the same way: quietly.
